What you actually get
Short answer: One visit from both of us, every room you give us access to photographed, and a PDF report with every full-resolution photo in your hands within five business days. A contents report shows what you own. A condition report shows what you own and exactly what shape it's in. Both cost the same: from $990 per 1,000 square feet inside, plus $490 per 1,000 outside. We don't move furniture, open locked rooms, guess at materials, or put a value on anything.
Contents or condition?
What it answers. Contents: what did you have? Condition: what did you have, and what shape was it in?
Each room. Both: a wide shot, plus a medium-wide shot of each wall.
Each item or set. Contents: close-ups of the item or set (a dining set: about two photos). Condition: several close-ups of each piece from different angles (every chair on its own, the table from a few sides).
Floors and baseboards. Contents: shown in the wide shots; obvious damage gets its own photo. Condition: detailed close-ups where tenants tend to leave marks.
Usually for. Contents: homeowners, insurance, estate planning. Condition: furnished rentals, before and after a tenant.
Price. The same for both: $990 per 1,000 sq ft inside, $490 outside.
What happens during the visit
We walk through it with you, if you want. Tell us what's original, what you remodeled and when, what's special. We record the conversation, and what you say goes into the report. Not home? We'll work on our own.
We photograph every room you give us access to. Wide shots, every wall, then close-ups of each item or set, including what's in your drawers and closets. We open them ourselves and photograph what's inside as a group. Serial numbers and labels too, whenever we can see them without moving anything.
We photograph your receipts. Up to 50 receipts or renovation records, each linked to the item it belongs to.
Most homes take a few hours. Time depends on how much is in the house more than how big it is.
What you get
A PDF report that walks room by room, with each photo's file name printed so you can find any image in seconds
Every full-resolution photo, by download link (or a USB drive, at no extra cost, if you ask)
Your property's address in every photo's metadata
Content Credentials on every photo, showing it hasn't changed since we delivered it (they go on at export, not in the camera, and live inside the file, not online)
Seven business days to tell us what's missing or wrong
Five years of storage from the day we deliver, included, and deletion whenever you ask
For those same five years, at no extra charge, if you have a loss: an in-person sit-down to go through your report and photos together, and help preparing the contents list your insurer asks for, from our record. You submit it and handle all communication with your insurer.

Food, toiletries and cleaning supplies (only if you ask)

Not something we do
Building inspections: structure, roof, plumbing, electrical, HVAC, testing appliances
Moving heavy furniture, lifting flooring, opening walls
Safes and locked rooms, unless you open them and ask
Anything above step-ladder height: attics, crawlspaces, roofs
Valuing or appraising anything
Filing claims, or promising how one turns out
Why we won't guess what something's made of
Because a wrong guess in a claim works against you. If we write "granite" and it's quartzite, or "antique" and it isn't, an adjuster has a reason to doubt the rest of your report. So we write down what you tell us, credited to you, next to our photo. Brands go in when they're plainly visible. Ages, antique status, and whether something's original or from a remodel go in only when you tell us.
How the price works
Contents and condition reports cost the same: $990 per 1,000 square feet inside, plus $490 per 1,000 square feet outside if you want the exterior covered. We round your square footage down to the nearest 500, so a 3,200 square foot home with 1,200 square feet of exterior is 3,000 and 1,000 square feet to us: $3,460. Over 8,000 square feet in total, we quote it on the phone. You pay at the end of the visit, by ACH or card, and we don't add a card fee. No editing fees, no processing fees, and no travel fees within about an hour of downtown LA.
